Over the years I have put together a tried-and-true step-by-step guide to make life while selling a property just a little more simple (and a lot more successful).

In addition to assisting my clients with professional cleaning, staging, and photography, I also implement a personalized marketing strategy for each home I list, allowing me to leverage each property as a commodity, regardless of the market.

Sellers Guide

Price your home correctly:

Starting at the right price is what will determine how your listing does on the market. Accurately price your home based on the current real estate market, comparable sold data, and the condition of your home.

Work with a licensed real estate agent:

HEY!!! I'm here to help. Not only will we get to work together but you get all my listing services. I will also negotiate offers, and provide guidance throughout the selling process.

Prepare your home for sale:

I know it sounds cliche, but failing to prepare is preparing to fail. Let’s put the effort in before listing so you have a successful experience and receive the best offer. Clean, declutter, and stage your home to make it more attractive to potential buyers.

Consider making necessary repairs:

Rule of thumb, eliminate any reason for someone to not buy the house! Address any issues with your home, such as touch-ups, repairs, burnt-out light bulbs, damaged items, pet odors or bigger issues like lack of permits, leaks, material latent defects, electrical problems, code issues, etc before putting it on the market.

Be aware of disclosure requirements:

In Alberta, sellers are required to disclose certain information about their home, such as any known defects or expensive repairs.

Understand the real estate market:

Knowing what type of market is essential! I will guide you through the current market condition whether a sellers market, buyers market, balanced market, competing offers or low ball offers. Regardless of market we will prepare you to have a successful experience. You can also research the local real estate market to understand housing prices, trends, and demand.

Be prepared for the costs of selling:

These costs can include real estate agent commissions, legal fees, real property report surveys, inspection repairs, home staging expenses, and movers.

Be flexible with showings:

Be willing to accommodate potential buyers for showings and be responsive to offers. The more flexible you are the more buyers will be able to view the home, this can drive up perceived interest and multiple offers.

Know your rights and responsibilities:

Understand your legal rights and obligations as a home seller, and be aware of your responsibilities, such as disclosing property defects.

Consider the timing of your sale:
